Last night at the 2015 Miami Valley Contractor of the Year Awards, Remodeling Designs was graciously awarded three of the distinguished awards.  Hosted by the Miami Valley National Association of Remodeling Institute (NARI), we are thrilled with coming home with such great accolades.  The award categories included:

Wilmington Kitchen, Family Room & Laundry Room- Project Complete

Our kitchen, family room and laundry room project has come a very long way since we started remodeling.  The layout is completely different in the home and much more functional for our client.  To understand the progression of the remodel, read our demolition post to see where we started.

Brian did a great job of remodeling all the rooms and giving our client exactly what they wanted and more.  The rooms have all been moved into and personalized by our awesome client.  The kitchen has been opened up and makes such a drastic difference on the flow from the dining room, to the kitchen and into the family room.

Our client chose the elegant Cambria Quartz Lincolnshire countertop for their kitchen. The hues of tan and taupe blend seamlessly with the elegant white cabinets.  Additionally, our client chose some excellent black birdcage lights to hang over the island.  The lights really make a statement in the kitchen.DSCN0390

The backsplash and accent tile installed great in the kitchen.   Ivory colored tumbled travertine was installed on a diagonal for the backsplash main tile.  The accent tile has pecan and taupe colors to play off of the countertop.  Having the accent tile over the stove is an awesome focal point of the kitchen.

The TV and entertainment components are all ready to go for our client to enjoy the football season!  The bookshelves are filled with our client’s favorite items.  The family room is the warm and comfortable room for the family to relax in that they desired.

The laundry room was finished with another shelf being added above the washer and dryer for added storage and convenience.  The new laundry room design is making our client’s life much easier.

Wilmington Kitchen, Family Room & Laundry Room – Cabinet Installation

Our Wilmington kitchen, family room and laundry room project has turned the corner with the cabinets installed and a fresh, new beige paint color on the walls.  You can really start to see the transformation of the spaces and how drastically different these rooms are now going to function.

Our clients chose the Omega Dynasty Wyatt style cabinets constructed of maple wood and pearl pewter glaze finish.  A classic, neutral, beige paint color combined with the elegant white cabinets, the kitchen and family room are completely brightened up.

The laundry room cabinets are set and look amazing.  They give our clients plenty of organization with a whole upper row of cabinets and a big, wide base cabinet next to the washer and dryer.  Everything is easy to reach and functional.  We will also be installing a shelf right above the washer and dryer for additional convenience and storage.

Brian also completed the ducting and installation of the range hood in the kitchen.   The range hood has an Omega hood cabinet to stylishly match the rest of the kitchen.  Brian ran the ducting up and out of the side of the house.  Our clients will love the range hood taking steam, smoke, fumes, and grease right out of the kitchen and pulling it outside.  Previously, the microwave was located over the range and recirculated the air blowing it right back into our client’s face.

Springfield Kitchen – Project Complete

Our beautiful Springfield Kitchen project is complete and looking better than ever.  Brian did an amazing job of pulling in all of the elements together to complete the look of this kitchen.  The transformation is astonishing and has completely changed the way our client will utilize his kitchen from now on.

Springfield Kitchen RemodelSpringfield Kitchen RemodelOur client chose the Black Galaxy granite top to make a statement.  The popular granite color is black with flecks  of gold and is perfect for this kitchen.  The countertop is finished with a pencil edge.  The dark granite contrasts well with the Quarter Sawn Oak wood cabinets.

For the backsplash, we installed Florida Tile Pietra Art Natural Stone Tumbled Travertine 3″x6″, color Picasso.  The changes in beige tones of the backsplash play off the darkness of the countertop and cabinets wonderfully.

The Artisan stainless steel double bowl undermount sink looks great paired with the Kohler Vinnata faucet with vibrant stainless finish and the stainless steel appliances.

A minor but important detail is the new soffit lighting Brian installed for our client.  Previously, the lighting in the soffits were all individual light bulbs with close to 45 total bulbs.  We installed new LED track lighting for the soffits to offer more consistent, better lighting and our client will enjoy not climbing up there and replacing individual light bulbs when they go out.

Washington Township – Countertop, Flooring & Finish Carpentry

We are back at our Washington Township kitchen project with some major updates to the kitchen.  Scott has been feverishly working to get the new flooring, countertop, appliances and trim work completed on the kitchen.  The room dynamics are really coming together for the kitchen.

Washington Township Kitchen RemodelDSCN0010Our clients chose the bold Storm Blue granite for their countertop.  The Storm Blue granite offers tones of blue, red and tan with tons of movement along with it.  The granite looks stunning in the kitchen.

The flooring for the kitchen also has been installed.  Rapalano DuraCeramic tile in Shoreline Mist color was chosen for the flooring in the kitchen and eat-in area.

The kitchen opening to the family room is a huge improvement and really has made a significant impact on the layout.


Scott also installed large shaker crown molding for all of the cabinets for a nice, finished look for the kitchen.

Top 11 Elements to Expect When Remodeling

The prospect of remodeling your living space for the first time can cause quite a bit of concern over what all occurs with remodeling.  From the unknown length of time the project will take to how much it will cost to complete, feeling uneasy is completely normal.

The way to ease those fears is by becoming educated on what to expect when a remodeling project is going to happen.  During our sales process, we will guide you through every aspect you will experience when deciding to remodel your space so you can understand how the project will go from start to finish.  Enjoy the list of the top 11 elements you can expect to experience if you consider to remodel.

  1. Dust:  Unfortunately, when remodeling a space, dust is created and a thin layer can accumulate in the areas being worked on.  We take every precaution possible to contain the dust to the best of our ability.  New products such as Zip Wall, a dust barrier system, have helped to limit the amount of dust created in your home when remodeling.  We also suggest covering supply registers and return airs as well as shutting off the furnace if the weather permits, to minimize the spread of dust. 
  2. Noise:  The pounding of hammers, the roaring of saws and other power tools working hard is a common mix of noises you can expect to endure if you’re at home when remodeling.  Whether you are trying to take a nap or working from home, noise will be constant.
  3. Emotional Highs:  Each job brings exciting and uplifting moments for you as a homeowner.  As progress is made on the remodel, you’ll get super excited as milestones are hit.  Whether you’ve been waiting to see that wood paneling come out, brand new granite countertop to go in or the project complete as a whole, you get to enjoy some high high’s.
  4. Emotional Lows:  Along with the extreme highlights you will also have some low emotional moments.  Drywall sanding is the dirtiest and dustiest part of the project and may seem like a lull in the project.  Moving back into your newly remodeled space will be well worth the fatigue of the remodeling process.

  5. The Unexpected:  The unexpected is always lurking when remodeling. Without x-ray vision, we are unable to see what lies beneath the existing project.  When demolition occurs and the project moves ahead, our project managers are going to discover something that wasn’t expected.  Electrical wiring may be make-shifted, mold may be present,  funky plumbing and other obstacles will cause hindrances to the project.  Be ready for something to arise that wasn’t calculated for your time and budget and you will be prepared to handle it when it does occur.
  6. Change Orders:  Change orders are when new or changed work is documented.  Typically change orders occur when the client elects to add new or changed work to occur while the project is being remodeled.
  7. Financial Concerns:  Even with projects moving ahead right in line with your budget, you may have some hesitation that something may come up.  If a change order occurs, you may have additional anxiety towards the remodeling process.  A safe bet to alleviate your stress before anything may arise is to save an additional 5% over the contract price.Kitchen Remodel
  8. Delays:  We try to be as upfront with you as possible when creating our production calendar of how your project will be completed on a day-to-day basis. We give each client a calendar so they have a visual schedule of the project progression from start to finish. We recognize our project managers may move faster in some processes where delays may happen in others.  Storms may limit work, vehicles may not work correctly and the countertop may take an additional week than expected.  We will keep you informed on any changes to the schedules.  Rest assured when we start your project, we will continue to work on it daily until it is finished.  If we tell you your project it will take four weeks to complete, it will not take four months.  
  9. Decisions:  When you decide to remodel, it’s because you are ready to transform the look of your room.  With so many different styles and materials, it can be quite overwhelming to think of how you are going to choose what your new space will look like.  That’s where our design team comes into play to help guide you through all the material selections.  We have a full showroom to show you many options and our designer will help funnel the best options based on your tastes and space to create the perfect room.
  10. Outliers:  Towards the end of the project, be prepared that the last 1-2 items to be finalized may take longer than expected.  Everything might be finished in a bathroom remodel except the installation of the shower door.  Just keep in mind it is important to get the final details done correctly.  Your project will still be completed in time and you will soon get to enjoy your new space!Kitchen Bar
